By assisting in the set-up of property management services from scratch, we can tailor make a system to fulfil the needs of specific developments. The service includes, but is not limited to, setting up first year budgets and levy estimates as well as facilitating and arranging the first general meeting.

Our service comprises the following:

  • Accurately estimate levies based on first year’s budget (budget based on quotes obtained from building plans)
  • Assist and advise with the drafting of the body corporate rules
  • Set up initial database of new owners along with conveyance
  • Assist with the management of the property from the first transfer
  • Arrange insurance for the buildings (both common property as well as related improvements)
  • Open the necessary accounts with the local authorities and utility companies
  • Obtain quotes and appointment of security, cleaning, caretaking, meter reading, garden maintenance, refuse removal and other necessary services vendors
  • Facilitate the handover of common property to the board of trustees/directors
  • Advice on relevant property management issues e.g. common property (parking bays, storerooms, etc.), enforcement of rules, credit control policies, financial management etc.
  • Provide owners with important information regarding ownership & responsibility in homeowners associations and sectional title schemes
  • Arrange, give notice and facilitate the inaugural general meeting in line with the relevant legislation
  • Assist with the developer reconciliation account to be presented at the inaugural general meeting
